Check Plumbing

Frozen pipes are always a threat in Minnesota winters. A leaking or burst pipe can cause significant damage and run up the water bill. It’s important to have a plan for your vacant building’s plumbing system. If it will not be used at all, it’s a good idea to turn off the water supply and drain all the lines, toilets, fountains, etc. to prevent any damage.

Another option is to leave some water running through the pipes by turning on fixtures closest to where water enters the building and the farthest point indoors so there’s a steady trickle. If you leave the water on, someone should still check weekly to make sure there are no leaks or issues.

Inspect Roof & Gutters

Ensure the roof is in good shape with no missing or loose shingles. Gutters should be cleaned to allow proper drainage of water and prevent ice build-up.

Clean the Property

The property and building should be cleaned and cleared of any trash. This removes combustible materials, prevents pest infestations and avoids bad smells.

Service Furnace

Inspect the furnace to make sure it’s in good, working order. Complete scheduled maintenance and replace filters. Then turn the heat down but not completely off. It can be set at 55-60 degrees.

Consider Safety

For safety reasons, it’s wise to keep some lights on around the building. Vacant properties can become an easy target for vandals, trespassers and squatters. Lights left on outside the building can help deter people. All doors and windows should be locked. Alarms, security cameras and motion sensing lights can further deter trespassers and avoid break-ins.

Maintain Landscape

Even when not in use, it’s important to keep the outside of your property maintained. This includes plowing the snow in the parking lot, cleaning off sidewalks and picking up any debris like fallen tree branches. This is important for safety reasons, and it also keeps up the curb appeal if you are looking to sell or rent the building.

Regularly Check-In

Even if everything is off and you have safety systems in place, you should still regularly check the property and building to make sure there are no issues. Regular inspections will give you peace of mind and further ensure your property is not taken advantage of by others.
