BMM recently completed a major renovation project in Champlin. We updated three buildings housing 12 multi-family units each. We renovated the common areas as well as each unit. This was a customized project as not all units needed the same amount of work.
The goal was to modernize the buildings and units on a budget. BMM did that by reusing some existing components and materials. We helped this client get the most bang for their buck!
The common areas of the three buildings needed to be brought out of the 1970s. Here are the things we did to give them a 21st century look:
- New carpet and flooring
- Removed wood paneling
- Updated lighting
- Updated stair railings
- Painted
Overall, we brightened up to the common areas and gave them a much more modern look.
For the individual units, we did several updates as well. Not every unit was the same as some had pieces that had been upgraded – like new countertops. However, anything that hadn’t been touched in the last 30+ years, we replaced or modernized.
Kitchen Upgrades for units not already renovated:
- New white cabinetry or cabinets painted with new doors/drawer fronts
- New hardware
- New appliances
- New faucets
- New countertops
Bathroom Upgrades for most (or all) of the units:
- New vanities and tops
- Removed wall tile and added drywall
- New tub surround
- New toilet
- New fixtures
- New faucets
Updates throughout each unit:
- Updated electrical
- New lighting
- New flooring – LVT in most areas, carpet in bedrooms
- New thermostats
- Painted walls, ceilings and some doors
- New blinds
- New door hardware and locks
This project took about 6 months to complete, but we worked around tenants to cause the least amount of disruption.
